Description

This position is to direct and facilitate all maintenance for the district. This position is to establish a procedure for developing, implementing and evaluating goals and objectives for the district maintenance programs. To accomplish these tasks, the Maintenance Director will work closely with the administration and staff across the U.S.D. #409 district. This job is classified as an exempt position according to the Fair Labor Standards Act.

 

Reports to:  Superintendent

Supervises:  District Maintenance Personnel

 

Qualifications:

  • High School diploma or equivalent; post-secondary training/degree preferred.
  • Computer skills required.
  • Health and Inoculation Certificate on file in the central office (after employment offer is made).
  • Desire to continue career improvement by enhanced skills and job performance.
  • Requires prolonged sitting.
  • Lifting, carrying, pushing, and/or pulling up to approximately 100 pounds with periodic lifting and/or carrying of objects weighing up to 50 pounds.  Requires turning and reaching.
  • Requires driving skills, including ability to operate vehicle at night.
  • Must work indoors and outdoors during the school year.
  • Must work in noisy, crowded, stressful environments, with numerous interruptions.
  • Must work in and around dust, fumes, and odors.
  • Understands chemical hazards.
  • Skills to effectively communicate and coordinate with students, staff, parents, patrons, other administrators, and the School Board.

 

General Responsibilities

  • Implement and follow all District health and safety policies, including all precautions of the Bloodborne Pathogens Exposure Control plan.
  • Insure compliance with all federal, state and local safety regulations.
  • Operate all equipment and machinery as required.  Jewelry should not be worn when operating machinery.
  • Communicate and work effectively and cooperatively with members of the school district, students, and community.
  • Communicate and work effectively with head custodians.
  • Work to implement the vision and mission of the District.
  • Ensure all activities conform to District guidelines. 
  • React to change and frequent interruptions in a productive and positive manner, meeting deadlines as assigned.
  • Attend meetings as required and approved by the superintendent.
  • Observes and follows all school district policies at all times.
  • Observes, follows and supports district harassment policies.
  • Observes, follows and supports district safety policies.
  • Regular attendance is required of all employees subject to allowed leave in accordance with district policy.  Excessive absences or tardiness, unauthorized leave or unexcused absences may result in disciplinary action including termination of employment.
  • Any other duties deemed appropriate as assigned by the Superintendent of Schools.

 

Essential Responsibilities:

  • Assumes responsibilities for the operation of all maintenance activities, supplies and other duties as assigned.
  • Recommends and administers the budgets for all areas supervised.
  • Supervises district maintenance personnel.
  • Serves as District Emergency Management Coordinator (cooperates with individual building administrators in handling building emergencies, priorities or special needs).
  • Works with district administration in the development and implementation of the district crisis plan.
  • Serves as the district contact for emergency calls related to district facilities (24/7).
  • Communicates with district vendors, city and government officials.
  • Coordinates snow removal with appropriate personnel.
  • Develops bid proposals and specifications as needed for district purchases, maintenance and improvements.
  • Supervises and inspects the improvement, repair and renovation work performed by outside contractors, and verifies that the terms of all such contracts have been fulfilled before recommending payment.
  • Assumes responsibility for the comprehensive overall planning and scheduling of district maintenance and repair of buildings and equipment.
  • Organizes and prioritizes maintenance work orders received and assigns to appropriate personnel for completion.
  • Establishes appropriate maintenance, ground keeping, and security standards.  Organizes and implements a program of preventative maintenance.
  • Develops the district maintenance plan, in conjunction with district administration.
  • Serves as Asbestos Program Manager.
  • Plans for and maintains security of district facilities.
  • Directs the proper maintenance of all district equipment, as well as vehicles, i.e., cars, pickups and lawn equipment.
  • Performs maintenance, repair, and installation in connection with electrical, plumbing, and HVAC systems, exterior and interior of buildings, and school grounds.
  • Makes recommendations regarding optimal timing of replacement for vehicles and equipment assigned to the departments.
  • Recommends equipment and supplies for purchase as necessary.
  • Ensures that standards consistent with all applicable laws are maintained.
  • Inspects all district vehicles, buildings, grounds and installations on a regular basis to determine that high standards of workmanship, cleanliness, safety and security are maintained.
  • Delegates or schedules work routines, establishes time allocations for completion of projects, and such duties necessary to keep the department operating efficiently.
  • Maintains a coordinated inventory control program for all areas of the department.
  • Assists in the recruitment, employment, assignment, evaluation, transfer, promotion, demotion, or dismissal of personnel under his/her charge.
  • Take instruction from supervisors or other persons of authority.
